Between employees, clients, customers, students, children etc. coming in and out of your facility on a day to day basis, your floors are sure to receive some wear and tear! Waiting too long to have your floors maintained will cause the current protective coating of floor finish to wear down & cause the the floor to look spotty and unsightly in various areas. Your goal should be to avoid this. If you are good to your floors and have them serviced 1-2 times per year, you could possible get away with a "Top-Scrub" versus a full on "Strip & Wax" depending upon your daily foot traffic and type of facility. The difference between a "Top-Scrub" and a full "Strip & Wax", is with a top-scrub, we would come in and scrub your floors with a buffer (removing the top layer of floor finish) and add a maintenance coat or two of polish. With a full strip & wax, the floor is actually stripped all the way down to the bare floor with 3 coats of floor finish added after the process. The later is definitely more labor intensive, thus more expensive hence it's better to avoid going too long without any service to your floors.
